Who this is for

Trustees of a sectional title scheme, managing agents, homeowners' associations, estate managers and small business owners. You are often paving for other people, spending money that is not only yours, and answering to a committee or a meeting. That changes what you need from a quote.

What makes estate and complex paving different

  • More traffic, heavier loads. Shared driveways and parking areas carry many cars a day, refuse trucks and delivery vehicles. The base and paver must be specified for that.
  • Phasing. Residents still need to get in and out. The work usually has to be done in sections, with access kept open.
  • Approval. Trustees or a board may need several comparable quotes and, for larger spend, a decision at a meeting.
  • Rules and looks. Estates often have architectural or aesthetic rules about materials and colours.
  • Drainage at scale. Large paved areas collect a lot of water, and it has to go somewhere that will not flood a unit or a neighbour.

Getting comparable quotes

Bodies corporate and associations are often asked to compare quotes that describe completely different jobs. To avoid that, write a short scope first: the areas and their rough size, the traffic they carry, what must stay open during work, the drainage problems you know about, and any rules on materials. Give the same scope to every contractor. Our guide to comparing paving quotes lists what each quote should state, and estate and complex paving rules covers the approval side.

Small business and parking areas

A paved parking area or entrance at a small business is judged by customers every day. It needs to drain, to take turning vehicles and to be marked clearly. If the work affects a public pavement or the road reserve, ask the contractor whether City approval is needed before work starts.

What drives the cost

The contractor quotes you once they have measured the job. These are the factors that usually make the difference:

  • Total area, and how many separate sections the work must be split into.
  • Traffic and load: refuse trucks and delivery vehicles need a stronger build.
  • Removal of old surfaces and the volume of spoil.
  • Drainage works, kerbs and channels.
  • Working around residents or trading hours.
  • Line marking, signage and bollards where needed.

Our paving cost guide sets out the published Johannesburg price ranges and names their sources, and our guide on how to compare paving quotes shows what to check line by line.

Frequently asked questions

How many quotes should a body corporate get?

Follow your scheme's own rules. Whatever the number, make sure every contractor quotes on the same written scope.

Can the work be done while residents still use the driveway?

Usually, in phases. Ask each contractor how they will keep access open and how long each section will be closed.

Do you manage the project?

No. We connect you with paving contractors who do commercial and estate work. The contractor quotes and manages the work.
